As an architect specializing in design-build residential renovations in NYC, acoustics are always a top priority in our multi-unit builds. We recently converted a prewar warehouse into luxury condos, with commercial space on the ground floor and a rooftop lounge. To minimize noise between the lounge and upper-level units, we specified triple-glazed windows and used multiple layers of drywall with sound insulation for interior walls. The condos also have floating floors to eliminate vibration transfer from the lounge. For the commercial space, we chose tenants whose operating hours wouldn’t disturb residents. The lounge is only open until 10 PM, and the restaurant until midnight. Both have independent HVAC systems to prevent kitchen odors from entering the condos. Proper acoustical design requires considering how each space will be used and the types of noise that could disrupt other occupants. With the right materials and forethought, multifamily buildings can operate harnoniously at all hours.
