Airbnb may continue to lead short-term rentals for now, but it's far from invincible. Its dominance relies heavily on branding and user trust — not necessarily investor value. From an investment standpoint, the downsides are real: high platform fees, limited control over guest communication, and increasing regulatory scrutiny in major cities. One of the biggest concerns I hear from clients is overdependence — if Airbnb changes its algorithm, policy, or payout structure, it can dramatically affect your cash flow overnight. For that reason, I often encourage investors to build multi-channel strategies (like using direct booking websites, VRBO, and niche platforms) and underwrite their deals based on conservative DSCR metrics, not just peak Airbnb performance. It's a powerful tool, but relying on Airbnb alone is like building a business on rented land.

The more that people post about having negative experiences with Airbnb, the more other people will choose other platforms.
