This initial experience has resulted in the application of this method in multiple instances of difficult tenants and is known as "cash for keys." The tenant was consistently not paying their rent and allowing for the deterioration of the property. The cash for keys approach involved offering the tenant a cash incentive to voluntarily vacate the property. We approached the tenant explaining the situation and our proposal clearly, as well as detailing the other option we were faced with. The tenant accepted the offer, which allowed them to move on without the stress of an eviction, and it enabled us to regain control of the property more quickly and efficiently than if we had pursued a formal eviction process. This resolution is typically beneficial to both ourselves as the owner by getting back the property and the difficult tenant by avoiding an eviction and having the money necessary to move on.
