I bank on the power of natural light to enhance my staged property. To start off, I align the largest windows to capture the daylight mostly in the morning and afternoon, which is the time when most potential customers are likely to come visiting. I combine daylight with decor that is light, colorful, and reflective to help with distributing the light across the room. Using natural lighting gives potential clients the genuine feel and appearance of the rooms without relying too much on artificial light which might be misleading if overdone. I also experiment with minimalist window treatments and sheer curtains that allow gentle, diffused light to diffuse and fill the space. My best trick is to position reflective surfaces and mirrors to redirect daylight into the more difficult-to-reach corners. In this way, my staged property remains vibrant and lively and also transforms throughout the day as the daylight shifts every hour.
Table lamps are a great way to improve a space as the costs are not too high, and using lamps with shades is a quick way to inject specific colours into the space. Plus, when a prospective owner is viewing in the evening, it helps create an ambient feel, which allows the prospective buyer to imagine how it might be living in the home. Table lamps can also fill the space if there isn't a lot of furniture, making rooms appear more complete and lived-in.
Lighting can dramatically transform the atmosphere of a room, and as a professional home stager, I've seen firsthand how effective it can be. One memorable project involved a living room with a beautiful, feature stone fireplace that was unfortunately located in a darker part of the house. To highlight this stunning feature, I used several strategically placed LED spotlights. These lights were angled to accentuate the texture of the stone, creating dramatic shadows and drawing attention to the fireplace as a focal point. Additionally, to enhance the overall ambiance and make the space feel warm and inviting, I incorporated soft, warm-toned floor lamps beside seating areas. This not only created a cozy vibe but also offered functional lighting for reading or relaxing. The end result was a room that felt both elegant and welcoming, showcasing how lighting can not only illuminate a space but also elevate it aesthetically. Lighting should be seen as an essential tool in staging homes—it can guide potential buyers’ eyes to the features you want to highlight and create an emotional impact.
