But if this is the 20th property you're buying, and you know and understand your numbers and feel confident that the price you'll buy it for is solid accounting for even potential foundation problems, then this high risk high reward play is desirable for someone seasoned. Why wouldn't it work for a rookie if he could buy on that same price? Because a rookie doesn't have experience knowing what the price even is, how to rehab a house that needs a lot of work, or how to deal with hostile squatters. Personally, I tend to lean to medium to low risk and minimum of medium reward. The more experienced you get, you may be able to convert those low to medium risk plays into high reward.
