As a property manager, there are different cases when we encounter difficult tenants. On of them is regarding a tenant who consistently violated the rules set by the condominium corporation. The steps that management took: 1-Open Communication, which include the initiation of a conversation with the tenant and understanding their concerns and reasons behind their behavior. 2-Set Clear Expectations, when me as a manager clearly communicate the expectations and explain the importance of following the rules. 3-Offered Assistance- Offered new ways of dealing with tenant issues and continuing following the building rules, such as smoke in the courtyard area and not in balcony, allowing loud music only 7pm-9pmetc It is essential for managers to handle difficult tenant situation with empathy, clear communication and professionally.
I had a tenant that had a tendency of paying the rent late and then giving sob stories on how she could not pay on time due to various reasons. We did waive off the late fee a couple of times and then started giving reminder calls and messages every month letting her know the repercussions of paying late and she then started paying on time.
